3. What is the security of investment?

Land at Aishwaryam is to be owned by an SPV, which is a private limited company (ASC Realtech Pvt. Ltd.). Each co-owner of the land will be issued equity shares & compulsory convertible debentures (CCDs). As a shareholder youwill get access to constitutional documents of the SPV.

Any Indian,Hindu Undevided Family, Private Limited, Trust, LLP, can invest in the opportunity. NRIs can invest through their NRO account.

The traded value of the land is currently higher than the total issue size. The principal is secured through quarterly returns & physical backing of the land. Construction on ground is executed by leveraging new age pre fabricated technology that brings down the development time from 12 months to only 4.5 months. This also helps in timely execution & return generation.
